Four stories of residential and mixed-use space designed to serve an occupant load of 632. Latitude 44 mixed-use development includes a variety of unit types with options like electric fireplaces, large decks, and sliding glass doors. The ground floor houses an enclosed parking garage, EV charging stations, mechanical and storage spaces, and two leasable 2,000+ sq. ft. commercial suites. The south entrance leads residents into the main lobby, with direct access to the elevator, bicycle storage, and mail facilities.


The second and third floors each contain 39 residential units organized along a central corridor. The fourth floor includes 36 units, a fitness center, and a resident commons area with kitchen facilities that opens onto a rooftop patio and outdoor gathering space with views of the surrounding community. Storage and housekeeping spaces are provided on each residential floor, while a centrally located elevator and two large switchback stairways at opposite ends of the building ensure accessibility, convenience, and life-safety.
