Shared independance

Located along the highly traveled Solberg Avenue corridor, D’Lux Suites is designed to maximize sight lines from the street, accessibility, and operations. Set back on its large plat, the building creates a welcoming approach from the street and provides ample parking. The development includes 107 off-street parking stalls, including five accessible spaces.

The building contains 34 individual salon suites, each with dedicated accessory storage and electrical outlets for hot tools, organized along a central circular corridor. Select furniture, fixtures, and equipment were considered during design, including corner and wall-mounted hair dryers, shampoo bowls, and stylist chairs.

At the heart of the building a support core serves both tenants and clients. The core includes eight spa suites and flexible-use rooms to increase service capacity or adapt to future operational needs. Additional shared amenities include restrooms, a client waiting area, a lounge, and a large laundry room that supports day-to-day operation.

Life safety and accessibility were key considerations throughout the design. The building is fully protected by an automatic, monitored fire sprinkler system and provides primary means of egress from both the front and rear of the building.

Mechanical systems include three rooftop air-handling units, averaging 4,400 CFM each, that distribute conditioned air throughout the facility. The exterior architecture features a bold combination of contrasting black and white EIFS accented with horizontal lap siding, creating a clean, contemporary appearance. Fenestration contains aluminum-framed glazing and storefront doors, and the angled main entrance and east-facing building corners were incorporated as distinctive architectural elements inspired by the owner’s vision.
